STRUCTURE

The Loudoun Mansion was constructed in the late 1800’s as a Federal-style house situated atop a hill on Germantown Avenue so its owner, a Philadelphia merchant, could watch his ships coming into port. Since its construction, there have been several additions and renovations to the building. In the early 1990’s the house was struck by lightning and suffered damage due to the resulting fire. An exterior renovation project was completed following the fire. Our involvement was initiated in 2003 and the improvements were completed in 2006.
 

CHALLENGE

We were retained by the Capital Program Office and worked in conjunction with the Fairmount Park Commission and the Fairmount Park Historic Preservation Trust to renovate the Loudoun Mansion. The project involved water infiltration prevention and management, non-decorative interior finishes, services and facilities improvements, and construction administration.

SCOPE OF SERVICE
  • Conducted a comprehensive assessment of the interior conditions.
  • Assessed and analyzed the existing conditions.
  • Addressed the areas prone to water infiltration.
  • Provided details to remove and replace the front porch.
SOLUTION
  • Developed a repair matrix keyed to floor plans which identified each issue related to finishes and the appropriate repair specification.
  • Specified a step-by-step procedure for each interior repair condition.
  • Provided construction documents to redistribute water runoff of the problematic roof areas.
  • Addressing and managing water infiltration reduced the risk of damaging the renovated interiors
