The Fairmount Park Commission selected S. Harris & Co. to perform Design Professional services for the Centennial Comfort Stations, Montgomery Building, and Golden Age (Case) Building. The firm has provided analysis of the buildings' exterior envelopes, repair and replacement of the roofing materials, and water drainage and disposal system issues for improvement. Exterior envelope assessments were conducted for all three buildings. The major focuses on the buildings are the repair/replacement of the roofing materials, and in the case of the Centennial Comfort Stations, the restoration and stabilization of the masonry. Particular care was taken in documenting the Centennial Comfort Stations in the unlikely event that these buildings will not be able to be restored due to budgetary constraints.
From our ongoing investigations, we identified that the goal for the Montgomery Maintenance Building is to replace the existing slate shingles, and repair the decorative copper details, flashings, and ridge cap. Identifying appropriate and long-lasting new metal gutters and downspouts that can coexist with the existing copper without causing corrosive metallic reactions will also be a priority for this building. The Golden Age (Case) Building has a slate roof that is in good condition. The priority of this building is to repair the existing slate roof and replace the built-up roofing material over the porch. The dormers, sills, gutters, downspouts, etc. will also be evaluated within the exterior envelope assessment and designed for repair/replacement. The existing slate roof, trim, copper flashings, etc. on the two Centennial Comfort Stations are very poor condition. The goal for these buildings will incorporate the repair/replacement of the roofing materials and water management systems, as well as the rafters, brackets, and trim. Masonry stabilization is another goal in preserving these two historically significant buildings. With a thorough envelope assessment and construction recommendations, an order of magnitude evaluation was provided in order to prioritize the work. S. Harris & Co. has done previous work with the Fairmount Park Commission and is looking forward to continue working with them.
