S. Harris & Co. was retained by Barton & Associates, LP to
conduct inspections and assessments of the 1927 Mt. Sinai Hospital building as
part of the due diligence of the project. The focus of the assessment is
to identify problematic conditions that will require repairs or remediation that
will need to be designed for in the plans for redevelopment. Overall, the
most critical items of concern are the roofs and masonry veneer. These two
issues will require attention in renovating the building.
From
our investigations and analysis of the information, the primary recommendations
for the building are roof replacements and the stabilization of the brick
veneer. The other major items that are a high priority are repointing the
coping, repairing parapet walls, and providing adequate drainage systems for
each roof. Due to its age and connection to the sanitary sewer system, we
recommend that the storm water pipes be cut open and an inspection of its
draining function be conducted. It is also recommended that an evaluation
of the efficiency of this interior storm water system and the sanitary sewer
lines be done in order to design a split system as prescribed by the current
plumbing codes. Finally, the storm water systems should be evaluated for
the efficiency of running ten stories internally. It is also recommended
that an evaluation for the window function and their efficiency be conducted.
