PENNSYLVANIA HOSPITAL PINE BUILDING, PHILADELPHIA, PA

The Pine Building was entered into the National Park Services Register of Historic Places in 1975.  According to the nomination information, the entire building was designed by Samuel Rhoads in 1751, with a plan for a central building with two wings on either side.  Due to land availability, only the east wing was built between 1755 and 1756.  The remainder of the block was obtained in 1767, but the construction of the center court and west wing did not begin until 1793.  The construction phase of the center and west wing was completed between 1796 and 1802, and was carried out by Daniel Evans, Sr. and David Evans, Jr., who followed Rhoads' design.

S. Harris & Co. was retained by the Pennsylvania Hospital in October of 2005 to conduct a preservation assessment of its historic Pine Building.  The goal of our study was to identify the existing and ongoing physical conditions that are present in the building and recommend a methodology of repairs for this National Historic Landmark.

During the first phase of the project, S. Harris & Co. researched the history of the building's modifications and alterations, conducted a visual inspection of the exterior and interior of the building, and graphically documented the entire building and all of its observed conditions.  Phase two of the project, consisted of a structural review and analysis of the stairwells, cupola, surgical amphitheater and other areas where access does not require large areas of removal of historic fabric.  We have also inspected and documented the building envelope to include the roof, building and site drainage, exterior masonry, windows, and doors and have conducted a review of the building openings with regard to climate control.

In identifying and analyzing all of the data retrieved for our study we learned a great deal about the current condition of the building and the multiple repair and renovation campaigns it has undergone.  Although the building has seen quite a bit of interior construction activity, the original facades, details, and much of the ornamentation that characterize this building remains intact.  In providing the assessment, we hoped to educate and inform the hospital administration on the current condition of the Pine Building and provide a methodology and approach to monitor and maintain this icon of American medical history.

The project is currently in fundraising mode and on November 16, S. Harris & Co. attended the fundraising kickoff to raise money for the preservation of the Pine Building.  Sam Harris presented a "Conditions Assessment" from our 2005 survey work.  After the presentation, there was a reception in the Great Court with hors'deurves and cocktails.
